Policies and Rates Information

We reserve the right to refuse service to anyone.

Enjoy the natural beauty of the mountain creek as it cascades over rocks and listen

to its song as you soak in the tub or relax on the deck...

Description:
Creekside cabins with all the comforts of home.
Water piped directly into the cabins from the hot springs.
Full kitchen with basic appliances and utensils.
Extensive remodeling has been done.

Bring your own linens.
There is no maid service, please clean up after yourself

Cash, check or Money Order (checks and Money Orders are held until cleared).

Credit Card over the phone or on-line w/ PayPal. VISA, MasterCard, American Express, Discover, eCheck (there is an additional 4% fee for any credit card transactions).

Check in 2pm. Check out 12 noon. 2 night minimum stay for weekends and holidays. Weekly rates available.

Deposits:

50% deposit of rental fee due at the time of booking to hold reservation.

There is a $100.00 or $200.00 refundable cleaning/security deposit due with final payment.

The remainder of the balance and full payment of the cleaning/security deposit must be received a minimum of two weeks prior to the arrival date.

Once reservations dates have been confirmed and full payment has been received, you will be given the combination to key lockbox.

The Rental Agreement and Rental Terms and Conditions forms must be signed/initialed and sent back ASAP to Charles R McFate,

Cancellations and Refunds:

There is a $50 cancellation fee on all transactions.

Full refund of deposit (less cancellation fee) if cancellation is made at least 21 days prior to arrival date. No refund if cancellation is made less than 21 days, however, deposit (less the cancellation fee) can be used towards a future stay if cancellation occurs at least 14 days prior to arrival date.

*If your reservation is during a holiday period, full refund of deposit and/or fees paid (less cancellation fee) will be made if cancellation is made at least 45 days in advance.
No refund if cancellation occurs at least 21 days prior to arrival date. However, the deposit and/or fees paid (less cancellation fee) can be used for a future stay. No refund of deposit if less then 21 days.

Inconveniences caused by weather, disruption of utilities or road conditions may occur at times in snow and mountain country and does not invalidate the Rental Agreement nor will you be given financial compensation.

Tenant acknowledges and agrees that there will be no refund or adjustments for delayed arrival, early departure, health or family emergencies, weather conditions, inconvenience or dissatisfaction for any reason. In the event the tenant is dissatisfied with the property, the owner’s sole responsibility will be to correct the problem as soon as reasonably possible.

No smoking in the cabins.

If thethe cabin smells like tabacco, you will be charged $50.00

* Weekend rate includes arrival Friday after 2pm; depart by Sunday evening 6pm (if no one is coming in that day), 2-night minimum.

Holiday

rates include the day before, the day of and the day after the holiday, 2-night minimum.

Rates are for a family, 2 adults and up to 2 kids in the same household

There is an additional fee of $9.00 per person, per night for larger groups.

By submitting payment through PayPal and/or giving your credit card information and authorization for payment of fees, you agree to the above policies.

Rental Terms and Conditions

1.	The tenant shall be considered an occupant of the premises for the dates of stated occupancy only.
2.	A reservation requires 50% payment of rental fee. The remainder of the balance and full payment of the security deposit ($100/$200) must be received a minimum of two weeks prior to the arrival date. Combination to key lockbox will be sent once full payment is received. All checks must be payable to "Charles R. McFate". Reservations made within 2 weeks of the stay must be paid in full either by credit card* (over the phone or on-line w/ PayPal), cash, cashier's check, or money order. Arrangements for the combination may be made once the method of payment is agreed upon and received. PayPal account info: solid-oak1@juno.com. *There is an additional 4% fee for all credit card transactions and a $25 fee for all returned checks.
3.	Owner does not guarantee that basic paper supplies will be available; tenant should have emergency paper goods with them. Hint: keep a roll in your vehicle if you are going sightseeing.
4.	There is linen service/rental available for $15. The owner will provide towels and one set of clean linens for each bed per rental period/week. Linens may be left unwashed upon departure. See departure instructions/checklist.
5.	*Disclosures regarding the premises*:The cabins are in a “natural” environment. Be advised there is wildlife in the area (including but not necessarily limited to: deer, bears, raccoons, owls, snakes, spiders, bees, wasps etc). This is their habitat. Be aware and use appropriate caution. The creek has cold, fast moving water. There is open access to the creek. There is no lifeguard on duty. There is no water safety equipment available on the property. Enter the creek and surrounding areas at your own risk. At this time, the area below the cabin is in the process of being restored. Again, use care if you utilize the lower area/s.
6.	No pets.
7.	Tenant agrees to surrender possession of said premises in as clean and good condition as reasonable and careful use permits. The security/cleaning deposit will be refunded without interest to the tenant within 30 days of departure provided the cabin, its contents and all other equipment is left in the condition in which it was rented. A fee will be charged against the entire security/cleaning deposit if extra cleaning time or repair or replacement costs are incurred. Any cleaning time in excess of 15 minutes will be charged to the renter at the rate of $20 an hour minimum of an hour. The security deposit may not be applied to the rental fee.
8.	The tenant will be charged for any excess phone usage/charges, damage or theft to the property and equipment including but not limited to appliances, electronics, plumbing, sewage stoppage, broken glass, excess cleaning, and/or unnecessary maintenance expenses resulting during your occupancy, without limit.
11.	The owner or manager shall have the right to enter and inspect any portion of the premises at all reasonable times to examine the conditions and perform such service or repair as the owner or manager may deem advisable. This clause shall not be construed to require the owner or manager to perform any services.
12.	Tenants agree to hold the owner and/or manager free and clear of any and all liability for any damage or injury to themselves or their property resulting from accident and/or injury or loss due to any Act of God, negligence, fire, theft, construction or any other reason.
13.	*No smoking*in the cabin.
14.	No more than the stated number of people shall occupy the cabin during the stay.
15.	Cancellation: If the tenant decides not to occupy the cabin for the rental term, then the tenant may request the owner to use reasonable efforts to re-rent the cabin. If the owner is successful in re-renting the cabin, then the owner shall return to the tenant (under the guidelines of the Cancellation and Refunds section of the Policies and Rates) all payments made, less the $50.00 cancellation fee. If the owner is unable to find a suitable replacement tenant then no payments shall be returned. Security deposit shall be returned if cabin was never occupied and/or it is in reasonable condition.
